Are Open Houses Permitted During COVID -19?

We are all aware that 2020 has been challenging in everyone’s daily lives. Real Estate is no exception.
Effective November 28, 2020, Governor Jared Polis issued Executive Order 2020 265, establishing Directives for the COVID-19 Dial Framework due to the increased presence of COVID-19 in Colorado.
Executive Order combined Protect Our Neighbors, Safer at Home and in the Vast, Great Outdoors, and Stay at Home orders into this dial framework, which recognizes unique local circumstances and visualizes a community’s success in containing the spread of COVID-19. Each county or region i s subject to corresponding directives based on its level on the dial.
So, are open houses permissible? The answer is, yes. However there are restrictions. Only one group of buyers from the same household, and only those individuals who will the parties to a contract agreement, may attend an Open House.
The broker holding the Open House is responsible for tracing who has entered the property during the Open House and asking if the parties have shown any symptoms of COVID-19 or been in contact with someone who has been diagnosed.
If the parties answer yes to either question, the broker must not allow entrance onto the property. All parties are required to wear a mask and gloves and practice social distancing.
After each showing completed, the broker is required to sanitizing and disinfecting commonly touch surfaces, and any other areas touched by the potential buyers.
Although Open Houses may have some restrictions, it still is a great opportunity to see a home in person and up close.
